Sequence and types of work
When renovating an apartment, the order of the works must be defined before they begin. In that case you will know which tools and building materials are needed at each stage of the finishing works, and you will also have time to settle all preliminary organizational matters. That, in turn, makes it possible to complete all the work on schedule without breaking the production technology. Below we list, point by point, the sequence and types of work so as to achieve the best results in time and quality.
Preparatory stage
Estimate calculation
The estimate is prepared within 3–4 working days after the required data have been provided.
Approval of the estimate and signing of the contractor agreement:
Once the estimated cost has been agreed, a contract is drawn up. The contract specifies timelines, obligations, and the parties’ liability. The estimate is an annex to the contract.
Development of the construction schedule:
The construction schedule is prepared within two weeks after the contractor agreement is signed.
Finish materials delivery schedule:
This schedule is an annex to the contract and is based on the construction schedule. It is needed so the Client has a clear picture of when and which finish materials must be delivered to the site. (If you wish, our procurement department will take on the purchase and delivery of finish materials to the site).
Dismantling:
Demolition of partitions, removal of screed, plaster, and other structures as required.
Establishing the geometry of the space:
Installation of plastering beacons on the exterior walls around the perimeter of the room.
Marking out and installation of interior partitions from the set beacons.
Floor base preparation:
Installation of a reinforced screed.
Plastering works:
Plastering of walls and ceilings.
Engineering and technical works
Electrical installation:
Routing and installation of power (sockets, lighting) and low-voltage (telephone, TV, Internet) networks, chasing of walls, and installation of mounting boxes. Installation of underfloor heating and an equipotential bonding system.
Plumbing works:
Assembly and installation of distribution manifolds on the cold- and hot-water risers. Wall chasing, pipe runs to sanitary fixtures, installation of water outlets. Replacement of radiators.
Pressure testing of the cold- and hot-water systems, preparation of as-built documentation and concealed-work certificates.
Ventilation and air conditioning:
Installation of air ducts and indoor and outdoor units of ventilation systems.
Laying of refrigerant lines and drainage, installation of outdoor air-conditioning units.
Additional engineering and technical works:
At this stage the necessary cables, pipes, and components of alarm, fire-suppression, and other systems are also laid in as required.
Finishing works
Window replacement:
Removal of old window units, installation of new window units, installation of window sills, installation of a metal entrance door.
Gypsum board constructions:
Installation of ceilings and other gypsum-board constructions as required.
Wall and ceiling filling:
Preparation of surfaces for finish coatings (wallpaper, decorative plaster, paint), installation of stucco elements (cornices, mouldings).
Tiling works:
Laying of tile and marble on walls and floors.
Diagnostics of engineering systems:
Assembly and installation of the electrical panel, installation of electrical fittings (sockets, switches), continuity testing of circuits and checking that the system works. Preparation of as-built documentation and concealed-work certificates.
Fine finishing
Painting of walls and ceilings:
Painting of ceilings and walls, application of finish coatings (wallpaper, decorative plaster).
Tile grouting:
Filling of tile joints, washing down, preparation for installation of sanitary fixtures.
Installation of sanitary fixtures:
Installation of sanitary fixtures, flushing of the drainage system.
Installation of electrical equipment:
Assembly and installation of lighting fixtures. Installation of cover plates on switches and sockets.
Laying of floor coverings:
Installation of floor coverings, fitting of thresholds.
Installation of doors, skirting, and architraves:
Installation of door units, fitting of architraves, door hardware and door stops, installation of skirting boards.
Cleaning and handover of the site.
